  1.  How much is the application fee?
    1. $30 for one adult or $40 per couple.
  2. What is the security deposit?
    1. The security deposit amount varies depending on the property you are renting.  As a general rule it is half of the rent, but may be more or less.
  3. What does the security deposit mean?
    1. The deposit takes the property off the market and will hold it for you for 2 weeks.  During the 2 week period, it is a non-refundable deposit.  After you sign your lease it turns into a security deposit that is refundable at the completion of your lease terms.
  4. How can I make a payment?
    1. You can pay cashier’s check or money order in the office for the deposit and first month’s rent only. All other payments made online.
    2. You can pay on the internet at http://www.MimsProperty.com by clicking on the payments tab.
    3. You can set up an automatic payment at http://www.MimsProperty.com by clicking on the payments tab.
    4. Sign on to the Resident Login to view and pay your account. If you have not set this up yet please call our office. Provide your email to us and we will give you access to your account.
    5. You can pay over the phone at 844-767-8892.
      1. Make sure you have your account number to pay over the phone.
      2. What is my account number?
        1. Your account number is your address.  Example:  if you live at 1776 Main Street, your account number is 1776.  If you live in multi-unit housing your account number will be the street address plus a number.  If you’re not sure of your account number please call the office to verify.
  5. Do you accept Section 8?
    1. Yes, we will work with the Section 8 Housing Authority.  Please note, if you have children under the age of 7 our properties do not meet the criteria of being built before 1978 and therefore won’t qualify under the section 8 standards.
  6. Do you allow pets?
    1. Pets are welcome in our houses and duplexes, but NOT in our apartment complexes.  There is a non-refundable $100 pet deposit per animal.  Example:  if you have 2 dogs and 1 cat the deposit total for the animals is $300.
  7. Do you prorate rent?
    1. No.
  8. Do you charge late fees?
    1. Yes.  Rent is due on the 1st.  There is a 3-day grace period (2nd, 3rd, and 4th).  Late fees begin on the 5th of the month.  It is $75 on the 5th and $15 per day up to $300.  Your account accrues late fee based on the any oustanding balance. So if you owe money to your account late fees will continue.
    2. If the office is closed for a holiday, do you still charge late fees?
      1. Yes, because there are multiple ways for you to make a payment.  i.e., putting a money order in the secure door of the office building, over the phone, via the internet, and setting up automatic payments.
  9. Can I pay out my late fees?
    1. No.  We operate on an oldest balance paid first accounting method.  For example:  if you have $60 in late fees from the previous month, that $60 balance will be paid first and the rest of the monies will be applied to that month’s rent.
  10. Can I be evicted?
    1. Yes.  We post eviction notices on the 10th day of the month if rent has not been paid in full.  That notice gives you 3 days to either pay the remaining rent balance or vacate the property before we file an eviction with the courts.
  11. Do you buy properties?
    1. Yes.  If you are selling a property please contact the office at 940-285-5287.
  12. Do you sell properties?
    1. No.
  13. Do you owner finance properties?
    1. No.
